By now you've heard of the K-shaped economy. It's showing up in East Bay real estate, and there's a third market hiding in the middle that nobody is talking about.

The K-shaped economy describes two trajectories diverging from the same starting point, one arm climbing, one arm falling. You've seen it in wages, in wealth, in the stock market. Now it's showing up street by street in Berkeley, Oakland, Lafayette, Martinez, Richmond, Benicia, and Vallejo. Our data makes it undeniable.

But here's the hot take: there's a third market emerging between the two arms of the K. We're calling it the Measured Market. It's where the thinkers are. The patient, rational buyers and sellers who are reading the data, pricing correctly, and making clear-eyed decisions without the frenzy above or the anxiety below. Let us break it down.

The Competitive Market: Upper Arm of the K

Berkeley. Lafayette. Pleasant Hill. Berkeley's list-to-sale ratio is 128.9%, meaning homes are selling 29% above asking in an average of 23.5 days. Lafayette absorbed homes 22% faster year over year at $1.99M. Pleasant Hill is moving in 25.3 days at 101.2% of list price. These markets are driven by equity-rich buyers competing for limited supply. If you're selling here, the market is working hard for you. If you're buying here, you already know what it takes.

The Measured Market: The Middle You Haven't Heard About

Oakland. Benicia. Vallejo. This is the market for thinkers. Oakland prices are up 8% year over year, days on market dropped 21%, and the list-to-sale ratio climbed from 106.7% to 112.9%. Deals are getting done, prices reflect reality, and buyers still have room to breathe. Benicia and Vallejo are transacting near list price with days on market in the 43 to 46 day range. Not glamorous. Not alarming. Just rational, measured, and functional. This is where clear-eyed buyers are finding value that the competitive market priced out a long time ago. If you're a deliberate decision maker who wants data on your side, this is your market.

The Drift Market: Lower Arm of the K

Richmond. Martinez. Richmond days on market jumped 25% year over year to 42 days. Prices are down 6%, five consecutive months of slow, steady softening. Martinez prices are down 5% year over year with no clear momentum in either direction. These markets aren't crashing. They're drifting, which is actually harder to navigate than a crash because it's easy to rationalize until the data has moved further than you realized. Sellers here need to price ahead of the trend, not into the number they were hoping for six months ago.

The number that puts it all in perspective

Berkeley and Oakland are twenty minutes apart, and they're on different arms of the K. Lafayette and Martinez are twenty minutes apart, and they're on different arms of the K. A zip code won't tell you which market you're in. The days on market and list-to-sale data will. That's the K-shaped economy, playing out neighborhood by neighborhood, in real time, right here in the East Bay.
